Should you attempt selling on your own? Real estate commissions usually range from 5% to 7% of the total sales price, at $5,000 to $7,000 per $100,000 of the sales price this is quite an incentive to do it yourself. Before you make the decision ask yourself the following questions.
- Do you know what the current Las Vegas real estate market condition is?
- What is your home worth & what are homes comparable to yours selling for?
- How long do you think your home should take to sell?
- Should you advertise? Where should you advertise? What will you advertise? How much will the advertising cost you?
- Are you prepared to take phone calls at all times of the day & respond to inquiries? Or are you unable to answer phone calls throughout the day because of work schedule, etc…
- Are you able to meet buyers at their convenience to show them your home? Or do you have conflicting schedules that will not allow you to be available often?
- Do you have the skills necessary to identify the buyers from browsers (eg: “Lookie-Lou’s” & People that own in your neighborhood & are just curious to what you’re selling your home for)?
- Are you willing to show your home during working days, evenings and weekends?
- Can you successfully negotiate with buyers?
- Can you assist a buyer with financing information? Are you willing to carry part of the loan to assist a buyer with purchase? If so, do you know how to structure the negotiations & paperwork?
- Do you understand the escrow and loan process?
- Do you understand all aspects including termite inspections, home warranty, taxes easements, liens, trust deeds, Nevada real estate disclose laws?
- Are you prepared to handle final walk through with buyers and settle disputes before closing? Are you familiar with the inspection & walk through reports?
- Do you have the skill to complete all of the contracts and paperwork? Are you familiar with the standard procedures & timelines?
